Porsche Design Tower Bangkok: a home built around personal passions
A residential tower with private garages and spaces for personal interests. We explain the Sky Villas, Passion Spaces, location and development status behind the Porsche Design name.

Porsche Design Tower Bangkok is presented by its developer and brand partner as a residential development: a collection of private homes with spaces for their owners’ interests. The cars, dramatic ramp and automotive name can make the concept difficult to read at first. Its published proposition is living, with vehicle collections and entertaining integrated into that experience. We selected it to explore what that means in practice, and how the vision relates to the project’s stage of development.
At a glance
- Project type: a branded residential tower, developed by Ananda Development in collaboration with Porsche Design, the lifestyle and design brand.
- Location: Sukhumvit 38 in Bangkok’s Thonglor area, according to the project’s official announcements.
- Published scale: 21 storeys and approximately 95 metres tall, with 22 duplex and quadplex residences marketed as Sky Villas.
- Published sizes: 525–1,135 square metres. Confirm what the quoted area includes for the particular residence and its associated spaces.
- Status: a development-stage project. Porsche Design’s September 2025 announcement targeted December 2028 completion; Ananda’s April 2026 AGM record provides a later progress update, discussed below. Current on-site progress has not been independently verified.
- Information checked: 4 October 2026. This profile uses published sources, without a site or Show Suite inspection.
The idea behind the project
The clearest way to understand the scheme is through three elements: the home, the Passion Space and the route connecting the experience. Duplex and quadplex describe residences arranged over two and four levels respectively. The project’s website describes Passion Spaces as private garages for residents’ vehicles and possessions, adaptable for gathering and other interests. The Loop is the spiral vehicle ramp leading to those spaces.
These are described as residential amenities. The reviewed project materials do not present the tower as a public car dealership, a shopping centre or an office building. A business lounge or space for entertaining does not itself establish permission to operate a public business. Any intended commercial activity would need specific confirmation through the approved uses and building rules.
For a collector, keeping a treasured object in a space where friends can gather may add something a conventional parking bay cannot. Another owner might value room for a different pursuit. The useful question is how the chosen Passion Space is allocated, connected to the residence and permitted to be used. The published ramp concept should not be read as a promise that a car can be driven into every apartment’s living room.
Location and surroundings
Porsche’s launch account places the project on Sukhumvit 38, on the even-numbered side of Sukhumvit Road in the Thonglor area. A familiar neighbourhood name can suggest restaurants, meetings and city connections; daily convenience still depends on the actual journeys from the entrance.
For a buyer interested in the driving experience, start before reaching The Loop. Test the approach from Sukhumvit, the turning movements, pickup space and route home at the times you normally travel. A distinctive private arrival gains value when the surrounding trip also works for you. Walk the route towards Thong Lo BTS and the places you expect to use, noting crossings, pavement and weather exposure. We have not measured walking times or observed traffic here.
The project should also be read from its proposed residential levels. Request orientation drawings and surrounding-building information for the exact villa. Images can help explain the intended outlook, while future development and the eventual built condition need separate consideration.
Living in the project
Porsche Design’s September 2025 release describes private pools for each residence, alongside a shared 25-metre pool, fitness, spa and lounge facilities. Its November 2025 Show Suite account describes private lift arrival and areas for entertaining, cooking and wellness. These are published specifications and demonstrations of the intended experience.
A multi-level home offers possibilities for separating social and private routines. Map how bedrooms, kitchen, laundry, staff access and storage connect across the actual levels. Check which floors the lift serves and how the household would move around if it were temporarily unavailable. The area figure alone cannot explain those relationships.
The official website also describes an automated terrace-door system called the Kinetic Move. Explore its everyday operation, weather protection, maintenance access and manual or emergency arrangements. Similarly, ask how vehicle access, ventilation, charging and guest movement work around a Passion Space. These questions help connect distinctive design with the people and systems needed to support it.
The Show Suite is a preview. Porsche Design’s account explicitly describes a simulated experience, including technology representing future views. A visit can help you assess proportions and materials; request a schedule showing which displayed elements are included, optional or illustrative for the villa being offered.
Price and ownership context
Porsche’s August 2024 launch release described an average price of USD 15 million and a top figure of USD 40 million. Those are dated launch figures, not a current price list, a starting-price commitment or evidence of completed sales. Obtain a villa-specific quotation stating currency, area basis, Passion Space allocation, fit-out, payment milestones and exclusions.
The timeline also deserves dated evidence. At Ananda’s AGM on 23 April 2026, management described land preparation, a project-loan application and plans to seek co-investors after loan approval. This is the company’s position at that meeting, not a finding about October 2026 financing or construction. The announced December 2028 completion target needs confirmation against the latest programme and contract.
Before committing, request current progress documentation, the contracting entity, ownership structure, approvals and payment protections for professional review. We have not verified the title or tenure documents, common fees, reserves or ongoing branding and service obligations. For a small collection of homes with specialised systems, ask how shared costs and long-term replacement responsibilities will be allocated.
Our perspective
What we appreciate is the recognition that a home can make room for a personal interest with real emotional value. A collection, a place to host friends or a carefully designed arrival can be meaningful parts of living. Buyers do not need identical reasons for valuing them.
The corresponding commitment is to a particular spatial arrangement and its continuing operation. Someone who enjoys a multi-level home and dedicated hobby space may welcome that arrangement; someone whose priorities centre on simpler circulation may read the same plan differently. We would begin with a specific week in the buyer’s life, then trace it through the villa, Passion Space and neighbourhood. At this stage, that exploration should sit alongside clear evidence of what will be delivered, by whom and when.
Questions to take forward
- What exactly is being purchased? Obtain the villa plan, area breakdown, ownership documents and the legal allocation and permitted uses of its Passion Space.
- How do the residence, lift and vehicle ramp connect? Request a complete circulation plan and confirm vehicle limits, ventilation, charging, visitor access and contingency arrangements.
- Which Show Suite features are contractual inclusions? Reconcile the demonstration with the specification, options, pool and terrace-system maintenance obligations.
- What has changed since the April 2026 AGM update? Request current financing and construction information, approvals, the delivery programme and contractual provisions for delay.
- What will ownership require over time? Obtain a dated quotation, payment schedule, common-cost budget, reserve assumptions and the proposed management and branding arrangements.
This editorial profile uses project, brand and developer publications. It is not a site inspection, valuation or recommendation to purchase. Renderings and the Show Suite illustrate a proposed experience; they do not establish completed construction or service delivery. TOMA’s Independence Policy governs this profile. The project’s development stage is distinct from the completed Bangkok condominiums covered by TOMA’s standard Condo Buyer Report.
