We work for you,
the buyer.
Your interests guide our search, our analysis and our recommendations. We are paid only by you, through an agreed service fee. Our fee does not depend on whether you buy, negotiate or walk away.
Your interests guide the work.
We act in the buyer’s best interests. Your brief, intended use and priorities guide what we search for and how we assess it. Our role is to help you make an informed decision, including when the evidence points to waiting or walking away.
Paid only by you.
Our only income from your engagement is the agreed service fee you pay us. We accept no seller, developer or broker commissions, co-agent commission splits, referral or recommendation fees, completion bonuses, or other financial benefits from any third party.
We confirm the scope, fee and any separate charges in writing before you engage us.
Open sources.
Direct access.
For Property Sourcing, options may come from owners, agents or developers. We assess them against your brief and explain where each option comes from.
We share the source and available contact details. You can contact the owner, agent or developer directly, or ask us to coordinate the initial enquiry within your agreed scope.
One property.
Several asking prices.
Where listings appear to describe the same property, we bring them together, record advertised prices and source dates, and identify what we could confirm. We show when information was checked and flag unresolved differences. An asking price is not a verified sale price.
Clear boundaries around our own interests.
We exclude properties owned, developed, marketed or otherwise affiliated with Tom Jakkapat, NORMAL or ARQ10 from independent TOMA searches and reviews.
Before accepting your work, we check and disclose material relationships with the seller, developer, broker and proposed specialists. If we cannot maintain independence, we decline the engagement.
You can follow our reasoning.
For a search, we explain how shortlisted properties fit your brief and where they fall short. For a Buyer Report, we show the evidence and assumptions behind the assessment.
Sources, check dates and material unknowns are visible, so you can judge the work and decide what needs further verification.
The decision stays with you.
You choose whom to contact and whether to proceed. Our agreed service fee stays the same whether you buy, negotiate or walk away.
A shortlist identifies options to investigate. A Buyer Report assesses a specific property within its agreed scope. Your own lawyer and any separately appointed specialists handle the checks covered by their appointments.
