Your information.

What we collect, how we use it, and how to ask a question about information you share with TOMA.

What you share

The request form asks for your name, email address, selected report or enquiry type, and your question. You can also share a public listing or map link, location, approximate price, intended use, purchase stage and deadline. You may request an introduction to a handover or defect inspector, lawyer or other specialist. For land, you may also include the area and known number of titles. You may also ask about an additional TOMA visit in your message; the standard Buyer Report includes one visit. We record your acknowledgement, contact/privacy consent and the service version associated with the request.

You can ask a general or privacy question without supplying property details or selecting a paid report.

The separate Property Sourcing enquiry form asks for your name and email address. You may also share a short note, property type, preferred area or corridor, budget and timing. These search details are optional. The form also records the sourcing offer version and your enquiry/privacy acknowledgement.

How we use it

Tom Jakkapat, operating TOMA Guide, uses these details to understand your request, assess whether the service is suitable, check for conflicts of interest, and respond in writing. If you engage TOMA, we use the agreed information to carry out your agreed search or prepare and deliver your report and written follow-up. An enquiry does not subscribe you to marketing or an email list.

Providers and sharing

The TOMA website is hosted by Netlify. Netlify Forms processes and stores requests and sends notifications to our email service. Google Analytics 4, provided by Google LLC, processes website usage measurements for TOMA. These providers may process information outside your country. We do not sell enquiry information.

If you ask us to recommend a third-party inspector, lawyer or other specialist, we can make an introduction and help coordinate arrangements. We explain what information the provider needs and agree in writing what will be shared before sending your contact details or substantive property documents. You agree the service scope and fees directly with the provider and pay them separately.

For Property Sourcing, we agree what search information can be shared with property sources. We obtain your permission before sharing your identity or contact details for an introduction.

Online report orders

For a standard Buyer Report bought through a Stripe payment link, Stripe collects your name, email, selected report, payment details and the short property details requested at checkout. Condo buyers provide a project, unit or listing link and may add their intended use or main question. Land buyers provide a location or map link, approximate plot area and asking price. House buyers provide the house or project details, public listing or location, and asking price. After payment, TOMA emails the minimum-information checklist needed for the selected report; time spent gathering those items is before the 10-business-day report target begins. Stripe records your acceptance of the linked service terms. We use the order and payment details to identify the property and recipient, check standard-scope suitability and conflicts, prepare and email the report, and handle questions, cancellation and refunds. An order does not subscribe you to marketing.

Stripe hosts the payment page and handles card and billing details; TOMA does not collect or store your card number. TOMA can view the checkout details, payment status, amount and refund information in its Stripe account, and records the necessary service correspondence in email. A Stripe receipt goes to the email used at checkout; TOMA sends the report and service updates to that address. These providers may process information in other countries. Do not enter confidential documents, identity numbers or bank details in Stripe’s property fields. The separate, more automated online order route remains unavailable.

Online Property Sourcing orders

For a standard property search ordered online, you review the service and fee on the Order Summary before continuing to Stripe. Stripe collects your name, email, payment details, property type, preferred area and budget, and records acceptance of the linked service conditions. Stripe handles card details; TOMA does not collect or store your card number.

After payment, we email you to complete the detailed brief, including intended use, must-haves, deal-breakers and timing. We use these details to assess and refine your search, agree the start date, prepare the shortlist and handle service questions or refunds. We confirm what search information may be shared with sources and ask before sharing your identity or contact details for an introduction. The Order Summary itself collects no personal information, and an order does not subscribe you to marketing.

What to leave out of your first request

A brief description and public property link are enough to begin. For your privacy, please leave passports, identity numbers, bank details, confidential contracts, title documents, private company/shareholding records and private document links out of the request form. If you engage TOMA, we agree which documents are needed, who may receive them and how they should be exchanged. Information about your ownership eligibility and acquisition structure belongs with your own legal adviser.

Retention and privacy requests

We retain enquiry information as needed to handle your request and related business records, subject to applicable obligations. You can use the general-question and privacy-request form to ask about access, correction or deletion. We may need to verify the request and will explain if any records must be retained. You do not need to be a paying client to make a privacy request.

Blog and previous newsletter

The TOMA Blog is published on this website using Sanity as the content management system. Previous newsletter subscriptions remain with Substack under its terms and privacy policy. Reading the blog or sending a TOMA enquiry does not subscribe you to an email list. External sites linked from our articles and founder biography have their own privacy terms.

Technical information

Google Analytics 4 uses first-party cookies and device/browser information to measure page views and interactions such as scrolling and outbound link clicks only after you accept analytics cookies in the site notice. If you reject them, the Google Analytics measurement script is not requested. If you later withdraw acceptance using Cookie settings in the footer, TOMA updates analytics consent to denied and clears Google Analytics cookies from this site. This does not recall data collected before withdrawal. Google may use an IP address at collection to derive broad location information and for service operation; Google says it discards raw IP addresses before logging them. We use the resulting reports to understand how visitors use the site and do not enable advertising personalization. Do not include personal details or private property information in URLs or page content sent to Analytics. You can also manage or block cookies through your browser settings. The site does not include advertising pixels or an embedded newsletter signup. The written request form does not collect payment or card details; the Buyer Report order buttons open an Order Summary before Stripe-hosted checkout.
