I've spent over a decade in Thai real estate — primarily developing low-rise housing projects, with some involvement in condo developments. I've seen how the industry works from the inside.
What I kept seeing frustrated me. Foreign buyers making decisions based on incomplete information. Agents pushing units that paid the highest commission, not the best fit. Developers burying critical details in Thai-language contracts. Buyers discovering the foreign ownership quota was full — after they'd already paid a deposit.
The information gap between what agents tell you and what's actually happening is enormous. 80% of first-time foreign buyers take a financial loss. Not because the market is bad — because no one on their side of the table has an incentive to tell them the truth.
I created TOMA Guide to be that voice. I don't take commissions. I don't work for developers or agents. I give you the same analysis I'd use if I were buying the unit myself — because that's the only kind of advice worth paying for.
