Meet the founder

Tom Jakkapat

Property developer · Founder of TOMA Guide

My background is in Bangkok residential development. Through NORMAL (opens in a new tab), I work on homes where location, design, access and everyday use have to make sense together.

I founded TOMA Guide to bring that practical perspective to property buyers. I lead the analysis and final written assessment for each Buyer Report, explaining the evidence, trade-offs and questions to resolve before you commit.

Who is responsible

Tom signs off the TOMA report. Any optional specialist work has its own named provider and agreed written scope.

OPTIONAL SPECIALISTS

Separate findings

An optional inspector or land legal professional provides their own findings under a separate scope. Your own lawyer advises on condo legal matters.

Tom’s development experience informs the analysis. Keeping that business separate from TOMA reviews and searches protects the independence you are paying for.

Paid by the buyer

For your review or property search, our only income is the service fee you pay us. We accept no seller or developer commissions, co-agent commission splits, referral or recommendation fees, completion bonuses, or other financial benefits from any third party.

No affiliated properties

We exclude all properties owned, developed, marketed or otherwise affiliated with Tom, NORMAL or ARQ10 from independent TOMA reviews and searches.

Relationships made clear

Before accepting your review or search, we check and disclose material relationships with the seller, developer, broker and proposed specialists. We decline the engagement if we cannot maintain independence.

Independent of the outcome

Our agreed service fee does not depend on whether you buy, renegotiate or walk away. The scope and charges are agreed with you in writing.
