Our methodology

How we reach your
buying recommendation.

Already found a property in Bangkok? We review the available information to help you decide whether it fits your plans, what price to consider and what to check before buying. You receive our recommendation in a written report, with the evidence and reasons behind it.

The standard report combines documents and research with one observational TOMA visit to the property. Additional visits are available at the additional TOMA visit rate. Specialist checks are separate. See what is included →

01 / Your decision

Start with what
matters to you.

We begin with how you plan to use the property, what matters most to you, your budget assumptions and how long you expect to own it. This helps us focus on the features, costs and unanswered questions that could affect your decision.

For a condo, a separate study or a practical school journey may matter more to you than a larger shared facility. For land, your plans shape the questions about road access, utility connections and published planning rules.

What this gives you: an assessment of the property against your plans, with the trade-offs explained. A feature you value can improve the fit; the market evidence still needs to support the price.

02 / The evidence

Know what the information
can tell you.

We review public information and documents made available by you, the seller or building management, recording their source and date. For a standard online order, we check whether the evidence can support a useful report after payment and before research begins. If it cannot, we refund the full fee.

Property and building records

For condos, available plans, building rules, accounts and maintenance records help us assess everyday use and ownership costs. We identify which details come from documents and which are statements still to confirm.

Location and site information

Maps, published planning information, supplied site details and observations from the included TOMA visit help explain a property’s surroundings. We distinguish visible observations from conclusions that require a survey, specialist assessment or legal check.

Market evidence

An advertised price tells us what a seller wants. A reported sale may still need confirmation. Where we can verify a completed sale, we identify it as such. Duplicate listings count as one property, and conflicting details are flagged.

When sources disagree: we look at their dates, relevance and support, explain the discrepancy and show whether it affects the recommendation. If the information is too limited for the standard report, we refund the full fee. We can discuss a different scope and price separately if you wish.

03 / The comparison

Build a price range
you can follow.

A price per square metre is useful only when you understand what is being compared. We explain which properties carry the most weight and why.

  1. Choose relevant comparisons

For a condo, we look for similar units in the same building where available, then explain any wider search. For land, we consider location, size, shape, road frontage and the available access information. For a house, we consider the home and plot together, including area, layout, age and stated condition where evidence allows.

  2. Explain the differences

We consider features such as floor, view, layout and condition, or a plot’s shape and access. We explain how those differences affect the comparison and distinguish adjustments supported by evidence from estimates or our judgment.

  3. Show the range and its limits

We connect the strongest comparisons to a reasoned price range, explain uncertainty and place the asking price alongside it. A larger pile of listings does not necessarily make the conclusion stronger.

You receive the comparison details, dates and reasoning in your report. The resulting range is an analytical buying reference, not a certified valuation.

04 / Your buying position

Bring the price, costs
and your plans together.

We look beyond the purchase price to the costs of buying and owning the property, such as condo common fees and possible major-work charges. We separate known amounts from estimates and show how important cost changes could affect what you are prepared to pay.

Market-supported range
What does the market evidence suggest? A range based on relevant property comparisons, with the assumptions and limits explained.
Recommended target
What price should I aim for? Our recommended price or range for your plans, taking account of the property’s fit and relevant costs.
Opening offer
Where could I start the negotiation? A suggested first offer with supporting reasons. You or your representative conduct the negotiation.
Conditional ceiling
At what price should I stop and reconsider? A suggested maximum purchase price for the current assumptions. Review it if the costs, property information or your plans change.

The market range and your own buying limit can differ: a property may be fairly priced yet cost more than makes sense for your plans. We explain that difference and avoid counting the same cost twice. Your ceiling is private; it is not a figure to share with the seller.

05 / The method in practice

How the report helps
you decide.

Two simple examples of the questions we help buyers answer. These are hypothetical situations, not actual client cases.

Condo

“Could this condo cost more than I expect?”

You like the unit, but the building is planning major repairs. You want to understand the price and any extra costs you may have to pay.

What we review

We compare the unit with similar properties and review the available building budget and repair plans for possible charges to owners.

What you can decide

The report sets out a supported price range, the costs to allow for and any amounts still to confirm. You can judge whether the purchase fits your plans, reconsider your offer or wait for the missing cost information.

Land

“Can I rely on the road shown on the map?”

You want to buy a plot for a home. A road appears to lead to it, but you do not know whether you would have the right to use that road.

What we review

We review the maps and supplied documents, explain what they show and identify what remains unclear. A qualified lawyer must confirm the right of access separately.

What you can decide

The report makes clear that access needs confirming before you commit. You know which question to take to your lawyer and why it matters: if you cannot legally reach the plot, it may not suit your plans for a home.

06 / A conclusion you can assess

Make the conditions
as clear as the recommendation.

For each finding that could affect your decision, we explain what we know, why it matters and what to do next. Important unanswered questions remain visible in the final assessment.

Explain the uncertainty

We identify missing or conflicting information, the conclusions it affects and the next useful check. If an important issue emerges during the work, we explain its effect and agree the next step with you.

Review the reasoning

Before delivery, we check the calculations, source references and consistency between the detailed analysis, Decision Brief and Negotiation Brief. Tom leads the analysis and signs off the final assessment.

Give you a practical next step

The recommendation may be to pursue the property at a supported price, investigate further, wait for a specific check or stop considering it. Your action list identifies the questions and the appropriate people to address them.

Our expertise is independent property analysis and buying recommendations. For handover and defect inspections, legal advice and other specialist assessments, we can recommend qualified third-party providers, make introductions and help coordinate arrangements. You agree the scope and fees directly with the provider before work begins and pay them separately. You can also use your own providers. Review what is included and checked separately →

Your next step

Make a more informed
buying decision.

Choose a standard Condo, Land or House report on the Services page, review its Order Summary, then continue to Stripe checkout. After payment, we confirm property fit and email the information needed. The 10-business-day target starts once we accept the property and receive all required information. If we cannot take the work, we refund the full fee.

You receive a complete 14-section report in one English PDF, including a two-page Decision Brief, supporting analysis and a one-page Negotiation Brief. Communication and the agreed follow-up are online and in writing.

The Services page sets out eligibility, fees, delivery and written clarification arrangements.
